Landlord Fees

In brief our Full Management Service includes the following:

  • Free property appraisal and rental valuation
  • Advice on preparation of the property prior to letting
  • Internet advertising using high quality photography, 360 virtual tour, floor plans & detailed, accurate descriptions
  • Erection of advertising board outside the property
  • Arrangement of accompanied viewings
  • Communication of offers & arrangement of applicant referencing (Student applicants are not referenced)
  • Drawing up of initial tenancy agreement
  • Collection of initial rent & deposit payments
  • Creation of photographic inventory
  • Registration of deposit with The Dispute Service tenancy deposit scheme
  • Transfer of utilities (gas, electricity, water, council tax)
  • Monthly rent collection with emailed rent statements (detailing rental income & expenses)
  • Annual income / expenditure summary for annual tax returns
  • Periodic property inspections
  • Key holding / cutting
  • Arrangement of gas & electrical safety certifications
  • Arrangement of fire alarm testing (if required)
  • Management of general maintenance using our experienced approved contractors
  • Carrying out of final inspection and dealing deposit returns

Full Management for Professional / Family Properties

14.4% (inc VAT) Monthly Management Fee (subject to valuation)
£475.00 (inc VAT) Initial tenancy set up fee
£75.00 (inc VAT) Tenancy renewal fee

Full Management for Student Properties

14.4% (inc VAT) Monthly Management Fee (subject to valuation)
75% on one month's for Tenancy set up fee
Full Management for Portfolios for 3 or more properties by negotiation

75% of a one month's rent plus VAT
For example, for a property that is rented at £800.00 pcm the fee would be £720.00 (i.e. £600 plus VAT @ 20%)
